These two separate building plots offer prime building land on Hvar island. The two parcels, one of approximately 686m² and the other 1,156m² are located adjacent to each other and are for sale individually or together. Both plots are within the village and can, therefore, be built on immediately subject to a building permit.
Building statutes differ from location to location within the island of Hvar, and it is, therefore, essential to check the regulations for this area. We understand the guidance for this particular area is a detached house covering as much as 30% of the plot size. Alternatively, a semi-detached house can comprise 40% of the plot area. The plots do not fall within a conservation area so it would be possible to build a swimming pool which would be in addition to the listed percentages above.
The plots are within a vibrant inland community which has approximately 500 inhabitants and growing. Within the village, there is a small grocery store as well as a cafe bar and a popular pizza restaurant. The village is most famous for its variety of wine, as well as its quality of olive oil which has spread internationally. Further afield, about four kilometres away, is the larger town of Jelsa where many restaurants can be found, as well as several supermarkets. Jelsa also has a beautiful little Pijaca or square with several cafe bars as well as lovely sumptuous ice cream parlour selling an array of homemade ice creams!
Jelsa offers a daily catamaran service to Split on the mainland via the gorgeous seaside resort of Bol, on the island of Brac. In the opposite direction is Stari Grad which has the car ferry operated by Jadrolinija offering an extensive service in the summer as well as a regular service during the out of season months.
